CAM, Inc. is in the relationship business. 

CAM, Inc. values conducting business built on long-term, well-maintained relationships both in and outside the office. 

Our staff is close-knit, collectively working toward higher goals and standards; our clients are often repeat customers, continually working with a company they know and can trust to meet their overall needs.

This philosophy, based on trust, care and genuine relationships has evolved into what has become the foundation of our “core values.” Today, CAM operations are guided by these principles that Charles “Chuck” Mockbee instilled when he originally created the company in 1984.

Before launching CAM Inc., Mr. Mockbee was a founding member of the Northern Ohio Chapter of The Commercial Real Estate Development Association (NAIOP) and served on the national board www.naiop.org. He also served as Vice President of Development for 20+ years at Ray Fogg Building Methods where he honed his building and development skills, expanded his contacts and developed his management style. When he decided to start his own small consulting business, he leveraged his relationships to gain footing, finding his first clients through leads and referrals from friends and colleagues.

Eventually that consulting business became CAM, Inc. which was officially incorporated in January 1984. The Mockbees worked out of a bedroom of their house while 2 of their 3 kids were away at college. Chuck ran the business while Joan managed the bookkeeping and office needs. 

Since then, the CAM mindset has always been to reach a win-win for everyone involved. Chuck actively worked with the brokerage community in and around Northeast Ohio, focusing on building long term relationships and nurturing them over time. CAM, Inc. was a natural evolution of those relationships.

AN EMPHASIS ON CLIENT EXPERIENCE

The first office building CAM worked on developing was uniquely situated halfway between Akron and Canton. In December 1984, Mr. Mockbee noticed a lack of restaurants available in the area for the building’s tenants to spend their lunch breaks. He spotted an ad in the Wall Street Journal for an Arby’s and franchised his own location close to the office building. Since then he has continued to build out Arby’s franchises and has made these properties part of the CAM, Inc. portfolio.

CAM, Inc. grew under Mr. Mockbee’s guidance, building the company portfolio and expanding into new markets over the years, starting in what is now the City of Green. CAM added new projects in Stow and Montrose, expanding into the Richfield market in the early 90s. Mr. Mockbee focused on leading with consumer and employee experience in mind at the very start.  

CAM has always looked to build in places with accessible green space that can be preserved to enhance the employee experience and get people outside, putting a premium on office space that welcomes lots of natural light. Early projects included the Akron Canton Corporate Center I & II located on Massillon Road (Green, OH). The company continued to expand, honing a unique, client-centered approach and environmentally friendly, values-driven style.

 

A NEW ERA OF LEADERSHIP

After years of success, Mr. Mockbee retired in 2003 at age 65 and passed the business on to his children, who operate it today. 

Son Jeff, serves as the President, daughter Traci is the Vice President of Sales, and son Mike is Vice President of Client Relations. Today, CAM, Inc. has grown to a staff of 23, specializing in a full range of projects and intentionally working in harmony with nature. CAM offers both commercial and industrial real estate services, including design, construction management, facility management, real estate brokerage and project feasibility studies.

 

CAM has built and developed more than 3 million square feet of office/commercial/industrial and mixed use development projects throughout northeast Ohio. Currently, owning and operating more than 1.1 million square of office,warehousing and industrial flex space in:

  • City of Green
  • Bath Township
  • City of Stow
  • City of Hudson
  • Village of Richfield
  • City of Akron
  • Copley Township
  • City of Beachwood

CAM, Inc. continues to add new, high-functioning, beautiful facilities to a growing portfolio. The company still operates on the same concepts the business was founded on, developing and nurturing long-term relationships with a focus on responsiveness and a commitment to tenants’ short and long term needs. No matter the decade or the leadership, CAM Inc. remains in the relationship business, now and well into the future.
