Post Pandemic Construction Outlook

The Cleveland Building & Construction Trades Council reports that major projects are boosting Ohio’s 2021 construction outlook.  That’s great news for not only those already working in the industry but also those who are seeking employment opportunities in the coming months and years. Construction offers good-paying jobs with family-sustaining wages, and a variety of career paths. The construction sector has long been a vital part of the Northeast Ohio Region’s economy. Before the pandemic hit, employment in this sector was on a steady rise. Now that recovery is in sight, construction is expected to outpace other sectors in regaining its foothold. Post-pandemic, it will play a leading role in rebuilding the local economy both literally and figuratively. Recognizing the great potential of the industry to continue growing into the future, construction companies, associations, higher-education institutions and other organizations are enthusiastically investing in apprenticeship and other training programs to support individuals working toward skilled-trade and management careers. New Mixed Use Development Planned for Bath Township

A long-neglected parcel at a gateway to Bath Township will be developed into a 22,500-square-foot building that will house a wine bar, restaurant, ice cream store, private club for golf and other game simulations, and businesses.

Bath Provisions, at the intersection of Ghent and Cleveland-Massillon roads, is owned by Stonemill Real Estate, a company formed in 2019 specifically for the development.

Construction, delayed a year because of the COVID-19 pandemic, will begin this spring. The businesses are expected to open in October, hopefully when restrictions are eased on social distancing and dining indoors.

The site, near Interstate 77, is the former location of Jimbo’s Drive-In and a gas station. Both closed in the early 2000s and the township purchased the land in 2010.

Stonemill, purchased the township property in March 2019 and bought an adjacent parcel from a private owner. The township approved some zoning changes for the 3 acres, and the final plans will be submitted to the trustees within a month.

Stonemill worked with Mann Parsons Gray Architects in Fairlawn and builder/developer CAM Inc. in Uniontown. Bath Provision’s three-story building will be on a slope, with two stories visible from the main parking lot. There will be 120 parking spaces.

Prospective tenants include EMMA Wine with Friends, Farmer’s Rail Pav’s Creamery,  The Corner Club, a members-only golf simulation club,

Stonemill also is seeking one or two professional or medical tenants for the 4,188-square-foot space on the second floor.

Airport Incentive Fund Created

The Akron-Canton Airport is working with government, civic and area business leaders in creating an incentive fund to attract new air service to its facility in the city of Green.

The incentive is one strategy that airport and community officials are planning to use to boost operations at the regional airport, which has seen a dramatic loss of passengers and flights since the coronavirus pandemic brought the travel industry to a near standstill throughout the past 10 months.

The fund, is part of an overall  Statewide effort intended to help Ohio airports compete for new routes, including international air service, against airports in Pennsylvania, Indiana and other states that provide subsidies for flights. The fund also can be used by airports seeking to restore service eliminated in recent months.

JobsOhio will be asked to contribute a majority of the proceeds. The remaining proceeds will come from the Akron-Canton community, including businesses and local governments such as the County of Summit, the City of Green.

CAM, Inc. will be contributing to this fund as a means to support a much-needed amenity for area businesses, its tenants and our community. It’s a critical component to maintaining and enhancing the economic vitality of the region.

State of Ohio announces two new COVID Relief grant programs

These will be grants up to $10,000 
Must be a for profit entity
Have to have one to twenty-five W2 employees
Have to have been in business continuously since January 1, 2020 with exception of COVID related shutdowns
Will be awarded on a first come, first served basis.  Money has been allocated so that each county will have at least 50 grants and then balance of funds will go to additional applicants.
Funds must be used for costs caused by COVID-19.  Eligible expense types are listed on the program site.

The Bar and Restaurant Assistance Fund:

These are $2,500 grants for on-premise liquor permit holders. These can be received in addition to the small business relief grants described above.
All such permit holders will be eligible (and presumably have access to one of these grants)
Permit must have been active as of close-of-business on October 23, 2020
Funds need to be used on COVID-related expenses due to business interruptions caused by the pandemic.

Village of Richfield Updates Crossroads District Master Plan

Late last year, Village of Richfield officials updated its conceptual and design guidelines for its “Crossroads District Development Plan, initially adopted in June of 2012. The 550-acre tract of land is bounded by Brecksville Road on the west; Wheatly Road on the north; I-77 on the east; the southern boundary of the FedEx property on the south. While the design guidelines shall apply to all development improvements within the area defined above, the “South Wheatley” area consisting of about 80 acres will be the primary focus of these guidelines. CAM, Inc. has two signature developments within this District: Richfield Corporate Exchange in the Kinross Lakes development and The Stonegate Corporate Park development (approximately 58 available acres). The Village’s intent is to promote a more mixed-use, hybrid “lifestyles center” theme that supports the concentration of corporate business development. The strategy also ties in a unified branding strategy to improve public awareness of the Village’s economic opportunities. CAM, Inc. looks forward to working with Village officials in promoting this plan to encourage more commercial amenities that supports the needs of area businesses, their employees and residents of the community.

Roadwork ahead of schedule

The city of Green is ahead of schedule on this construction project!

On Monday, October 5, Raber Road will close for 45 days. In addition, traffic along Massillon Road north of I-77 will be switched to the new roadway and roundabouts at Stein Road and Raber Road.

For now, the roadway and roundabouts will operate as a single lane, although the entire corridor will be two lanes in either direction when finished. As construction continues to dominate the landscape along the Massillon Road corridor from Raber Rd north to East Turkeyfoot Lake Rd (Ohio Rt 619), area businesses, employees, motorists, and  property owners alike will continually need to navigate the daily challenges that will be confronting them for the next two construction seasons. CAM, Inc. preparing land for new development

CAM, Inc. has begun clearing an 8.8-acre parcel along Corporate Woods Parkway within its Akron Canton Corporate Park (ACCP). The site work is being done in preparation for the development of two, multi-tenant buildings totaling more than 108,000 sq. ft. of flexible light manufacturing, assembly, warehouse/distribution and office space. The two buildings, approximately 60,000 sq. ft. and 40,000 sq. ft. respectively will be marketed as part of the new Akron Canton Business Center 6&7. The project marks the first new building footprint within the company’s ACCP real estate portfolio in more than a decade. Driven by the need for more flexible build to suit, commercial and industrial space, the facility(s) will offer high bay space; reinforced concrete floors; truck, dock & drive through capabilities; energy efficient HVAC, sprinklered, lighting systems; office/meeting areas and abundant parking. The site is located within the city of Green, halfway between Akron and Canton with easy access to the interstate highway system: I-77; I-76; I-277; Ohio Routes 8;241; 30; one exit north of the Akron-Canton Airport.

CAM, Inc. Constructing a New Home for Stewart's Caring Place

Stewart’s Caring Place is moving to a new home at  3501 Ridge Park Drive, Copley, OH. The cancer wellness center is partnering with CAM, Inc. to construct a building in Copley that will nearly double the size of its current space in Fairlawn.

The non-profit organization offers a variety of free services and support groups for cancer patients and their families. Stewart’s Caring Place, which opened in October 2004, is named after Stewart Surloff, an Akron podiatrist who was diagnosed with stage 3 lung cancer in February 2001.  The organization fills the void that can be left after someone receives a cancer diagnosis and they or their loved ones don’t know what to do next. Their programs are wraparound support services for the entire family, including counseling, a food pantry, yoga, debt management courses and financial assistance.

To date, Stewart’s has helped more than 944 families by providing more than 150 programs and services at no cost.

They have outgrown the 7,400-square-foot space currently being rented in Suite R at 2955 W. Market St. in Fairlawn.  The new building will be an estimated 12,000 square feet, allowing for additional programming, hiring new staff and expanding the volunteer program.  New features are expected to include a full teaching kitchen, which the organization doesn’t have now, to allow for cooking classes; a sensory garden and walking path; more space for yoga classes; and an expanded food pantry and wig room.

The organization hopes to be in its new space sometime in the second half of 2020.
